Modern Prefabricated Office Building
In Stuttgart, we completed a challenging project – the first office building constructed on floor elements, with a full wooden facade. The structure was built using prefabrication technology, which significantly shortened assembly time and ensured the highest quality control.
Implementation Process
The assembly of the building began in June 2025. Within just a few days, subsequent floors were erected – from the foundation and flooring to the external and internal walls, and finally the ceilings and roof. The work was carried out in a multi-shift system, which allowed the project schedule to be maintained despite transport delays.
Key figures:
Start date of assembly
- June 10, 2025
Construction duration
- 5 days of intensive work (10–14.06.2025)
Total number of transports
- 12 trucks (with several hours of delays, including a tire failure on LKW9)
On-site team
- 4 assembly workers + supervision from Komac and Tamac
Daily working hours
- often over 12 hours (e.g. 7:00–19:20)
Within a few days, the entire structure was completed – from the foundation and flooring to the walls of the ground floor and upper levels, ceilings, and roof.
Quality and Details
The KOMAC team and partners ensured attention to every detail – from the precise fit of prefabricated elements, through programming of shutter systems, to the aesthetic finishing of the wooden facade. A particular challenge was creating the facade in a way that preserved a modern appearance and v
Result
The Baubüro Stuttgart project proves that prefabrication enables fast and precise construction of modern office buildings:
- complete structural assembly in 5 days,
- 12 material transports,
- continuous progress despite logistical delays,
- a high-quality wooden facade as the project’s hallmark.
It is a strong example of how technology, organization, and attention to detail can be combined effectively in a large-scale investment.
